About Turf Installation of Irving — South Irving and Old Irving heritage neighborhoods

Turf Installation of Irving

Built for South Irving. Built for the families, the fútbol yards, the working households, and the small businesses that make up this side of the city.

Who We Are and Where We Work

Turf Installation of Irving is not a Las Colinas corporate landscaping company. We are a turf installation service rooted in the residential streets and small-business corridors of South Irving — Plymouth Park, La Villita, Old Irving historic, Singing Hills, Sun Valley, the Hospital District area, and the neighborhoods around Heritage Senior Center.

The people who call us are working-class homeowners who have spent years fighting natural grass in the Texas summer and want a durable solution. Multi-generational Hispanic families who take pride in their homes and want a front yard that looks cared-for year-round without paying a lawn service every two weeks. Dog owners whose backyards have been reduced to mud and bare patches. Small business owners on Story Road or Pioneer Drive who need professional-looking frontage without an irrigation contract eating into their margins.

We also serve the Irving ISD athletic facilities and the community parks that host South Irving's fútbol leagues — because synthetic field maintenance in this community is not just property management, it is a service to the families whose kids play on those surfaces.

We extend our service into the surrounding DFW communities that share the same character as South Irving: Bachman Lake and northwest Dallas, north Grand Prairie, south Carrollton, south Coppell. We work in these areas because they share the same practical needs, the same soil challenges, and the same working-family orientation as our core Irving neighborhood.

Why South Irving Is Different — And Why That Matters for Turf

Irving gets discussed as two cities. There is the corporate Las Colinas corridor — glass towers, managed campuses, DFW-adjacent hotel developments. And there is South Irving — the residential streets of Old Irving historic, the Plymouth Park and La Villita neighborhoods, the Hospital District commercial zone, the MacArthur Boulevard south corridor, the community gathering spaces around Heritage Senior Center.

South Irving's residential lots are mostly 1960s and 1970s construction — solid single-family homes on modest lots, owned by families who have been in the neighborhood for decades or by younger families who bought into an established community. The yards are not large. But they matter. A front yard in Old Irving or La Villita is how a family presents themselves to the neighborhood. A backyard in Plymouth Park or Singing Hills is where kids play, where dogs run, where family gatherings happen, where fútbol practice takes place before the weekend game.

South Irving also has clay-heavy soil in most residential areas — a characteristic shared with the neighborhoods we serve in northwest Dallas, north Grand Prairie, and south Carrollton. Clay soil expands when wet and contracts when dry, which means a base built without accounting for seasonal moisture movement will eventually shift, producing the edge lift, low spots, and seam failures that give artificial turf a bad reputation when it is done wrong. We build bases for clay soil specifically. That is not a marketing claim. It is an excavation depth, a drainage grade, and an aggregate specification that costs more labor to execute correctly than the shortcuts some installers take.

The South Irving Homeowner We Typically Work With

  • Multi-gen Hispanic household — grandparents, parents, and kids sharing a property, each using the outdoor space differently, needing something durable and low-maintenance
  • Working family with dogs — backyard already destroyed by concentrated pet traffic, needs a drainage-first solution that stays clean and odor-neutral
  • Older homeowner reducing maintenance burden — has maintained the yard for 20 or 30 years, wants to stop mowing and watering without letting the property look neglected
  • Small business owner on a budget — restaurant or service business along a South Irving arterial, needs professional frontage without ongoing landscaping cost
  • Young family prepping the yard — quinceañera coming up, kids need space for fútbol practice, wants a yard that looks finished and holds up through heavy use

How We Actually Work

No template packages. No sales pitch. A site walk, an honest assessment, a clear scope, and a price that does not change after we start.

Site Walk First

Every project starts with us walking your property — looking at the soil, the grade, the drainage direction, the shade patterns, the transition points at driveways and fences. We do not quote from a photo. We quote from what we actually see.

Scope Built for Your Use

We ask how the space is used. Kids, dogs, entertaining, fútbol practice, front yard curb appeal, reducing maintenance for an aging homeowner — the answer changes the product, the base depth, the infill, and the drainage spec. We do not sell you a package. We build a scope.

Clay-Soil Base Standards

South Irving clay requires specific excavation depth, a well-graded aggregate base compacted in lifts, and commercial-grade geotextile. These are our standard specifications on every job, not upgrades charged extra.

Drainage Designed In

Water management is planned before any base material goes in. Grade direction, aggregate base sizing, drainage points — all of it is mapped to the site's actual water flow, not assumed to work out on its own.

No Mid-Project Change Orders

The site walk is when we find what needs to be done. The scope we quote includes it. We do not low-ball a number to win a job and then add surprises once the crew is on site.

We Walk It With You at the End

When the installation is complete, we walk every edge, every seam, and every drainage point with you before we close the job. You get a care brief that matches your specific installation before we leave.

The South Irving Community We Serve

Irving ISD has one of the highest concentrations of Hispanic students in DFW. The youth fútbol community throughout South Irving is active and organized — weekend leagues, community park games, school athletics at Irving High, Nimitz, and MacArthur. We provide synthetic field maintenance to the facilities that host these programs because we believe that if a community uses a playing surface every weekend, it should be maintained to a standard that is safe for the kids on it.

Heritage Senior Center draws older Irving residents who are aging in place in the homes they have owned for decades. We work with homeowners in this demographic regularly — people who have maintained their properties for twenty or thirty years and now want to reduce the physical labor without letting the yard look neglected. A well-installed artificial turf front yard for a senior homeowner in Old Irving or La Villita is not a luxury purchase. It is a practical decision that lets someone continue presenting their home with pride without the physical burden of mowing in August heat.

La Villita's mid-century residential character — low-profile single-family homes on modest lots with strong community identity — represents one of our most active residential corridors. These lots are sized right for affordable front-yard conversions, and the homeowners in this neighborhood tend to be engaged, invested in their properties, and practical about what they spend money on. We fit that approach.

What We Do Not Do

We do not sell template packages. South Irving's soil conditions, lot sizes, drainage patterns, and use cases are too variable for a three-option menu that covers everything. Every project gets a site walk and a scope built specifically for what is actually there.

We do not quote low to win jobs and then expand the scope with change orders after the crew mobilizes. The site walk is when we find the complications. The quote includes them. What we quote is what you pay.

We do not use substandard base preparation on residential jobs to improve our margin. The same clay-soil base standards that go into a commercial installation go into a South Irving front yard. The homeowner paying less per square foot does not get a worse base — because a worse base is what calls us back three years later to redo work that should have held.

We do not pretend to cover all of DFW. Our service area is concentrated in the communities where we have genuine local presence — South Irving and the connected working-family neighborhoods in northwest Dallas, north Grand Prairie, south Carrollton, and south Coppell. Outside that area, we give you an honest answer about whether we are the right choice.
